Question: Any Changes to the outside of my lot: I want to change something to the outside of my house or yard do I need to do something before I begin the work?
Answer: Yes, All changes to the exterior of your home or lot are to be approved in advance by the Architectural Review Committee (ARC).
IMPORTANT: You can face potential fines and / or have to change work already done if you do not follow the submission and wait to construct until after receiving written approval . Click here for more information ARC procedures.
Question: Annual Meeting: - Do we have an annual home owner meeting?
Answer: Yes, the date will be announced via mail to every home owner.
Question: Antennas: Can I put a dish or regular radio/TV antenna on my house.
Answer: Yes, and this does not require an ARC submission - However you will need to follow the size, height and placement restrictions in the FCC antenna document. Click here to see this document.
Question: Basketball Hoops - Where can I place my basketball hoop?
Answer: They are okay in your driveway or on the street. Not on any part of the sidewalk. Those on the sidewalk face potential fines.
Reflective Tape for Hoops: Additionally, for safety WMHOA requires that all hoops placed in streets have reflective tape on the flow of traffic street side so that cars can see the hoops at night. The tape is available free of charge. Please contact our management company to request tape to be placed on your hoop support pole.
Question: Fencing - What is the maximum height for a fence?
Answer: In general the maximum height for a rear and side yard fence is 6 feet. However, there are other city code height restrictions for various locations of fences and can be found in Section 4.113 (.08) As usual, constructing a fence will require an ARC application.
Question: Garbage Cans - What is the procedure for Garbage can and Recycling Containers?
Answer: Per the CC&Rs, other than on the collection day these are not to be visible from the street. If they are, homeowners will be notified to remove them. If repeated, the fine process can be implemented.
Question: Garage Sale - Does WMHOA have an annual garage sale?
Answer: Yes, it is held once per year usually on the Saturday closest to July 15. It is advertised in several newspapers and signs are displayed on the day of the sale.
Question: Sheds & Storage Structures - Do I need to submit an ARC application to put up a shed or Storage Structure and what type can I construct?
Answer: Yes - you need to submit an ARC application and like all changes you need to wait until you get the ARC approval before construction. Sheds are required by the CC&R’s to be of like material and paint as the house or the fencing. Exceptions can be made if the shed is of a different material as long as no part of it shall be seen from the street.
Additionally, there is a city code for the setbacks from the property line from all points of the shed. “Accessory buildings and uses shall conform to front and side yard setback requirements. If the accessory buildings and uses do not exceed 120 square feet Section 4.124. Standards Applying To All Planned Development Residential Zones. or ten (10) feet in height, and they are detached and located behind the rear-most line of the main buildings, the side and rear yard setbacks may be reduced to three (3) feet. Otherwise, they must comply with the conditions of approval document 88PC37 for Wilsonville Meadows which is a minimum of 5’ setback for side interior yards and 20’ setback for the back yard.

Remember, just because you see another home with a shed that doesn’t comply with the above rules does not give you the right to violate the CC&R’s and city code. Failure to comply can produce fines both from WMHOA and the city. Also, setback laws are there to protect from fire spreading from home to home. So, it is very important you comply with the setback requirements.
Question: Street Lamps - Who owns them and how do I report a problem?
Answer: All of the streetlights that are located within the city have been purchased by the city from PGE. If you notice any problems with the streetlights, fill out PGE's online street light repair form, email PGE, or call Public Works at (503) 682-4092.
Question: Trash Cans - Where can I store my trash cans and recycle containers?
Answer: Other than on the day of collection, trash cans and recycling containers must be stored in a location that is not at all visible from the street - such as behind a fence, or in the garage. This helps keep the neighborhood looking good, sidewalks accessible, and provides better safety and security.
Question: Tree Branches over side walks - What height must I trim my tree branches hanging over the sidewalk?
Answer: Wilsonville City code states that tree branches must be a minimum of 8 feet above the sidewalk, and not block any street signs or traffic signs or street lamps. It is your responsibility to trim the trees over the sidewalk at your lot.
Question: Trees - cutting down - I’d like to cut down a tree on my property what are the procedures?
Answer: Generally it is illegal to cut down any outside trees. To check to see if a tree may be cut down you must submit a proposal to ARC and get a permit from the City of Wilsonville Also, here is a link to the City of Wilsonville Tree Protection document
Vehicles & Traffic Question: - Can I park a trailer, boat, RV, motorcycle, or commercial motor vehicle in my driveway or on the street?
Answer: No, the CC&Rs s section 4.6 state that you may not park any of those vehicles on your property nor on any public adjacent streets unless they are either parked in your garage or on your side or back yard behind an ARC approved screened area where no portion of the vehicle can project from the screened area. Just because you see another home owner violating this rule does not mean you can! Violations will be subject to daily fines.
Further, Wilsonville city code section 5.210 prohibits unattached trailers from being parked on public streets as well as various vehicle parking rules.

Question: How should I keep my vehicles safe parked outside?
Answer: Tips: Always lock your vehicle with the windows fully rolled up, a car alarm can be helpful to scare off thieves and disable car starters, never leave the keys inside, don’t run your vehicle to warm it up while you are out of the vehicle, don’t leave purses, wallets, CD cases, laptops or other valuables in the car - especially in plain view!. Don’t leave your garage door open when you aren’t around. Don’t leave bicycles out in the open. Lock you garage and house doors and windows. Report any suspicious activity to the Wilsonville Police Department. Please do your share to make Meadows a hard place for thieves to steal cars and valuables!
Question: Yard Maintenance - How should I maintain my lawn and outside yards?
Answer: The CC&Rs state that your yard must be maintained. This includes the backyards of our homes. Not maintaining your yard properly can potentially cause harm to your neighbor’s yards as well if diseased plants spread. Additionally, unkempt property is the quickest way to make a property and neighborhood look bad. Please take pride in taking well care of your property. Potential fines will be placed on those offenders not implementing changes.
